Somebody Please Sell Your Mission Viejo House Today!

Attention all Mission Viejo Home Owners

This is to let you know that we have a crisis in Mission Viejo, Coto de Caza, and Rancho Santa Margarita right this minute.  There are not enough homes on the market for all of the people who want to buy a home in Rancho, Coto and Mission Viej right this minute.  So, if there’s any reason whatsoever that selling your house right this minute would be a good thing for you, please talk to your Realtor (of course, I’d be your best choice – but you are free to choose whomever you’d like) and get your house on the market.  Today.  Here are just a few examples of what this crisis has done to the Mission Viejo area Real Estate Market

  1. Very few Open Houses.  That’s right.  Gone are the days when you could hop in your car and amuse yourself visiting eight to ten Open Houses in your neighborhood on a Saturday or Sunday afternoon.  Free of charge.  Creep on your neighbors and get decorating tips.  Or maybe you like to look at Open Houses in other neighborhoods.  See how the other half live.  Give yourself a visual goal for what your future has in store.  Sorry to disappoint you, but if you haven’t noticed, there just aren’t as many Open Houses these days.  BECAUSE THERE AREN”T ENOUGH HOUSES ON THE MARKET right this minute.  So if you put your house up for sale tonight, you’ll be helping all the folks who’ve got nothing to do now on Saturday and Sunday afternoons.
  2. Bidding Wars.  In most cases, as soon as a new home listing is entered into the CRMLS, savvy sellers begin collecting and categorizing all of the offers.  So they can strategize about how to play them off against one another to get the best price with the best terms from the most qualified buyer.  What a great position to be in as a home seller!  That’s why it’s called a Seller’s Market.
  3. Confusing information on Home Prices.  Are prices really going up in Orange County?  If a bidding war forces the sales price way over the listed price, does that mean your house next door is now worth that much, or more?  Are all Mission Viejo homes selling for more that the list price?  How do you really know the current Market Value of a Mission Viejo, Coto, or Rancho Santa Margarita home right this minute?  If you listed your house and didn’t get 5 offers in 5 hours, did you do something wrong?

Please help put an end to this crisis.  List your house for sale right this minute.  Who knows how long it will take to get back to a normal number of Mission Viejo homes for sale, when all of these symptoms will more than likely go away.  And just admit it.  You’d love to say there was a bidding war on your house, right?
