Want to Make Sure No One Knows the Sales Price of Your Orange County Home?


As a home buyer or a seller in Orange County, if you have any reason at all to hide the sales price of the home you are buying or selling, all you have to do is ask BEFORE the transaction is recorded.   Just fill out the County’s Hidden Doc Stamp Form and make sure your title company receives it with the closing documents.  BEFORE the transaction is recorded.  Too much Realtor-speak for you?  OK.  Here’s a better idea.

The Easiest Way to Hide the Price of an Orange County Home

Let your Realtor know up front that you want the purchase price erased from the recorded documents AND not reported in the MLS.  Your agent should know about the County’s Hidden Doc Stamp Form and will get it taken care of for you.  Doesn’t get much easier than that.

What?  You’re Want a Little More Control to Make Absolutely Sure the Price is Hidden?  Here’s the Long Way to Do It

Fill out the Hidden Doc Stamp form – properly filling in the Grantor, Grantee, Documnetary Transfer Tax amount, whether it was computed on the full value, the name of the city where the home is located, and the name of the signature of the declarant.  Submit the completed form to Escrow.  Confirm with Escrow that they know how to submit the form to title.  Re-confirm with Escrow that they have the form and will submit it to title with the documents to close and record.  Re-confirm with title that they received the form with the documents to close and record and that they know what the Hidden Doc Stamp From is for.   Less simple, but full of checks and balances.

Why in the world would you ever want to hide the price on a property?  Well, I can think of a few.

1. You just really don’t think it’s anybody else’s business what you paid for the home.

2. You’re a flipper and you don’t want buyers to know what you stole the house for and what a huge profit you stand to make when you sell it.

3. You’re a huge celebrity and you don’t want anything about the sale/purchase to hit Facebook, Twitter, or the tabloids.

3. You’re a former City of Bell manager and you REALLY don’t want anybody to know what you sold the home for.
