Orange County Model Homes are a Hit

It’s exciting to see so many new home developments with Orange County Model Homes popping up these days.  From Rancho Santa Margarita’s Tesoro Trails condo development to the vast expanses of Rancho Mission Viejo and Baker Ranch in Lake Forest, throngs of people are flocking to these new developments to see the latest fashions in home décor and design.   From floor plans and counter tops, to appliances, window treatments, flooring and cabinet choices, people love to see Orange County Model Homes.

If you are a serious buyer in today’s Orange County real estate market, and you have been working with a Realtor to help you find and negotiate a deal on a home, let your Realtor know if you have even a smidgen of interest or curiosity about the Model Homes in your area.  Heck, let her know about your interest in the Model Homes that are in an area you’ve never even thought of before.  Here are the top four reasons to take your Realtor with you when you are looking at Orange County Model Homes.

  1. Your Realtor will tour the homes with you!  While the sales people in the builder’s Sales Office are nice and friendly, they can’t leave their office to take you on a tour of the models.  Your Realtor will go with you to point out all the salient facts and features you may overlook as you salivate over the horizontal mirrored tile back splash and the hammered copper farm sink.  She’ll  be there to remind you that that wasn’t a bedroom on the first level, it was a mud room/office/craft room.  She’ll point out what’s “standard” and what’s an “upgrade” as you bask in the decorator-perfect glow from the designer chandelier.
  2. Your Realtor will get down to the fine print about what you have to do to be eligible to be considered as a qualified buyer for one of the builder’s new homes.  Things like being required to get pre-approved for a home loan through the builder’s mortgage company in order to be placed on the interest list which saves your place in line for the upcoming phases.  And that while you are not required to use the builder’s lender, you will receive $5000.00 at closing if you do.  And that $5000.00 can be used for your closing costs, to buy down the interest rate on your home loan, or spending money at the design center for upgrades.
  3. Your Realtor will find out that the second phase of the builder’s new homes were just released that morning, and that all nine homes sold in six minutes.  Yes, that’s not a typo.  They sold in six minutes.  They were also listed for 3% more than the first phase that was released the week before.  And your Realtor will help you do the math on what the homes are likely to cost in phase 10, which is near the time you’ll be ready to buy.
  4. Your Realtor will only earn a commission on the home you purchase from the builder if she goes with you and registers you the first time you visit the Model Homes.  This is understandably more important to your Realtor, but important for you to know if you’ve come to like and trust your Realtor.  And if you want her to be compensated for all the work she’s done for you.  The builder will charge you the same for the house, meaning it won’t cost you anything extra to take your Realtor with you the first time you go to the Orange County Model Homes you’re excited to see.  And you’ll get a whole lot of benefit for taking her with you.
