You probably never realized that Mission Viejo Realtors speak at least four languages. And this doesn’t even count English, Spanish, Farsi, Mandarin Chinese, Italian, Korean, or Vietnamese. Jam packed with acronyms, abbreviations, and special definitions. And just keep this on the down low between you and me, because some people may object to this disclosure of our ability to speak in tongues.

Lender Language: Well, we’ve got loan approval with a couple of conditions. We need the VOI and the VOE, we’re waiting on the HOA cert and need the appraisal contingencies removed. This is an FHA loan, right? We have loan approval with just a few conditions. Need a new credit report, pay stubs, current bank statement and the IRS check. Do you have the prelim and the clear termite? How did the HOA settle the litigation – do you have the settlement report? Did you see the FHA approval expired three days ago? Has the HOA resubmitted their FHA approval package?   Is it under consideration?

Escrow Language: Will the buyers need wiring instructions for their EMD? You got the EI and the EMD receipt, right? Do you have the CI and your CDA signed? Did you get the NHD signature page signed by all parties? Will you order the Home Warranty or do you want me to do that? Can your seller come in to get the deed notarized? Where do you want their EIs delivered? We really need that the SI. Can you get on your sellers to get that back to us? Can’t take Docusign on the deed. Ok for the SI, however. We sent them a SASE to get the notarized docs back to us. Or they can come in and we’ll do the notary. How do they want to take title? Husband and wife as community property right of survivorship? Wife and wife as community property? Joint tenancy? We’ll need the Quit Claim if he’s selling it on his own. Has the divorce decree been filed?

Title Rep Language: Did you see the Prelim? There’s cloud on title from the Mechanic’s Lien back in ’07. And their second tax bill is unpaid. And that interspousal transfer leaves him as the sole owner. Do you want me to look for the quit claim?

Home Inspector Language: There’s no GFCI in the kitchen or the bathrooms. There’s a breech in the fire door – is that for a cat or a dog? The flex line on the HVAC should be a solid pipe. The gas company is really pick about that.

Broker Compliance Language: Do you have the FE RPA, BIA, AD, PRBS, SPQ, SBSA, SPQ, TDS, WHSC, CMD, Local Area Disclosures, Broker required disclosures, both AVIDs, the Home Inspection Report, the NHD signature page, the VOPC?
