In the Residential Purchase Agreements I’ve seen on Mission Viejo home purchases lately, there aren’t many with blanks. This article must be referring to vendors such as Pest Inspectors, Zone Disclosure, Home Warranty, and Title Insurance. The best contracts for home purchases in South Orange County that I have received from buyers on my listings are the are those where the specific service providing company’s name is included in the contract. Many times the buyer’s agent recommends different providers that they know will do a good job in that particular area. Here in Mission Viejo, it is normal and customary for the seller and their agent to select the title company, the zone disclosure and the pest control. The buyer and their agent typically pick the Home Warranty company. And if you don’t want to specify a company, at least fill in the blank with who does pick the company – the buyer, the seller or escrow – as in “the company chosen by the seller.” Should leave the element of doubt and the blanks out of the picture.
