Mission Viejo Home Buyers Hit Bumps in the Road

Just recently, in an effort to close escrow on time for my very deserving, hard working, and diligent Mission Viejo home buyers, there were a couple of bumps in the road at the very end. Of course, we all have bumps in the road from time to time, but Mission Portrait of business colleagues holding each other and laughingViejo buyers in escrow seem to have a “bump in the road accelerator adapter” that kicks into high gear about 72 hours before the close of escrow is scheduled to happen.

Here’s the set-up. Loan docs were due to escrow to be signed by the buyers on Tuesday. At 11:30 AM , the docs were cleared to be sent. They didn’t get to escrow until 4:30. And they were emailed. Suffice it to say that it is unlikely that the loan docs were actually emailed to escrow shortly after the clearance was given. But they were sent on Tuesday, so someone got to cross that off their to do list. There just wasn’t time for escrow to process the docs and get the buyers in to sign. Putting the closing in jeopardy of slipping, which would have been a disaster and a whole separate story.

In this specific case, there was one particular hero who emerged at the end to save the day – the funder for a local credit union. You’ll get the gist of the story in the following reprint of the email that I sent to her supervisor, her supervisor’s supervisor, and the loan reps she saved from near disaster.

“I just want to let you know that in my 14 years of working with buyers, sellers, and lenders, I have never experienced a funder who worked as diligently to keep a borrower’s loan on track. When I received an email update from her at 10:30 PM last Thursday, my jaw practically dropped to the ground. Ten thirty at night, and she’s still working on your clients’ file? Amazing. She also stayed on top of the funding, even working from home on her day off with another update at 7:00 AM the next morning, continuing her updates until the funding was approved. The loan funded and the recording was confirmed on time, due to her efforts and willingness to work outside of the normal 9 -5 office hours.

If you have any kind of employee recognition program, I nominate this outstanding employee for the highest form or level of recognition that your company provides. Whether that is a monetary bonus, overtime pay, brownie points, special trips, trophies, or perhaps even a parade in her honor. You may even want to name an award after her – something like the Heisman Trophy and the Stanley Cup. She provided a level of dedication and constant communication that should be a role model for all of the “back end” people who control the timing for every single borrower and all the people who wait on pins and needles to get the deal done on time.”

Yes, this funder is a real person.  Her name is Lakisha.   And I hope they go for the parade option.
