Mission Viejo and Coto de Caza Home Sellers – Easy Access for Buyers is Critical!

New Flash – If you’re trying to sell your house in Mission Viejo or Coto de Caza today, you might want to make it easy for buyers to see your house.  Especially on the weekends.  People who make enough money to buy houses these days usually have work to do during the week.  Being ready to have buyers see your house EVERY day would be the suggested sales strategy endorsed by this Realtor.  Why do you have your house on the market if you can’t let buyers see it?  What is that about?

Here’s what I went through last weekend trying to get my buyers who currently live in Mission Viejo in to see  eight Coto de Caza homes that they might want to purchase.  Starting on Friday afternoon to set up appointments for Saturday.  Here’s a rundown house by house.  See how many problems you can find.  Kind of like Highlights for adults.

  1. First House – Showing instructions – Vacant.  Go Direct.  Perfect!
  2. Second House – Showing instructions – make appointment with listing agent.  Me – Ring Ring Ring – Hi. I’d like to bring my all cash buyers to see your house on Front Street on Saturday between 10 and 10:30.  Other Agent:  I’ll ask and call you back.  Ring Ring Ring – Other Agent – Seller says no showings this weekend, they have family in from out of town and will not have enough time to get the house ready to show.  But the family will be gone by Monday – can you come then?  Me – no, we’ll be out Saturday, not on Monday.  Bummer for you, Mr. and Mrs. Seller
  3. Third House – Showing instructions – Call First.  Listing Agent’s office number.  Me – I’d like to show your listing on Side Street tomorrow between 10:15 and 10:45. Other agent’s office person – let me call you right  back.  Never called back.  I called again Saturday morning, got another office person, threatened to never ever show the home due to ridiculously unresponsive office staff.  House was then made available only after 11:30.  All I had to do was back track and criss-cross up and down Coto de Caza to work within their restrictive timing.
  4. Fourth House – Showing instructions – make appointment with seller – Me – Ring Ring Ring – Hi this is Leslie with Realty One Group – may I show your home tomorrow between 10:30 and 11?  Seller – Yes, of course.  We’ll have it all ready for you!  Thanks for showing our home!   Me – Ahhhhh.  Thank You!
  5. Fifth House – Showing instructions – make appointment with listing agent.  Me – Ring Ring Ring – Hi. I’d like to bring my buyers to see your listing on Front Street on Saturday between 11 and 11:30.  Other Agent:  I’ll ask and call you back.  Ring Ring Ring – Other Agent – Seller says no showings this weekend.  Can you come Monday?
  6. Sixth House – Showing instructions – Call listing agent – Me – Ring Ring Ring – other agent – Voice mail box full!  And never responded to my text message.
  7. Seventh House – Showing instructions – make appointment with listing agent.  Me – Ring Ring Ring – Hi. I’d like to bring my buyers to see your house on Front Street on Saturday between 11:30 and 12.  Other Agent  – I’ll ask and call you back.  Ring Ring Ring – Other Agent – Seller says not Saturday.  They just cleaned the carpets and they are still soaking wet and the furniture is scattered all over the place.  Can you come Monday?
  8. Eighth hosue – Showing instructions – make appointment with seller.  Me – Ring Ring Ring – Hi this is Leslie with Realty One Group – may I show your home tomorrow between 12 and 12:30?  Seller – Yes, of course.  We’ll have it all ready for you!  Thanks for showing our home!   Me – Ahhhhh.

Why drag you through all of this drama?  So you will never deny a showing of your home to a qualified buyer.  You could be saying no to the ones who might have said yes.  And no, my clients cannot come on Monday.  They are at work.  They’ve crossed your home off their list.
