If You Can’t Qualify for a Loan, Try Paying Cash For Your Mission Viejo Home. Simple.
If You Can’t Qualify for a Loan, Try Paying Cash for Your Mission Viejo Home. And other conversations I’ve had lately.
Yes, paying cash for your Mission Viejo home is always an option. You may be surprised to learn that a day in my life as a Mission Viejo Realtor is not as glamorous as you may suspect. Just so you have a realistic glimpse at what goes on in Mission Viejo real estate today when regular folks like you buy homes from or sell homes to other regular folks, I’ll play back a couple of this week’s phone conversations for your amusement. Whether you’re paying cash for your Mission Viejo home or not.
1:07 PM Ring Ring Ring. “Oh hi, Phyllis. It’s Leslie. As we agreed this morning, I’m looking forward to meeting you at 1:30 today at the condo you wanted to see today – that you emailed me about last night at 9:30. I see. I understand. Of course, we can reschedule to another day when your father, who has to eat frequently, doesn’t need to stop at In ‘n Out Burger at the same time as our appointment. Yes, I hope you miss rush hour traffic on your way back home, too.”
13 days into escrow. Ring Ring Ring. “Oh hi, Don. This is Leslie. Since you’re Dick’s lender, and the one who signed Dick’s PreApproval certificate, I’m calling to understand why I haven’t heard from the Appraiser to set up a time to conduct the appraisal on the home Dick is buying from my clients. Oh, I see. Since Dick cannot qualify for the loan, there’s no need to have an appraisal done. So Don, help me understand – how Dick is going to be able to close escrow on time, which is eight days from now?”
2 seconds after the phone call with Don. Ring Ring Ring. “Hi Bob, its Leslie. As Dick’s Realtor, can you help me with something? I just got off the phone with Don, Dick’s lender, and he’s saying Dick doesn’t qualify for a loan. I’m just wondering, how Dick is going to close escrow? Oh, I see. He’ll be paying cash for that Mission Viejo house. Lovely. Can I get that in writing from you? Well, if not right now, when will he be willing to put that in writing?”
8:32 AM Ring Ring Ring. “Oh hi, Hope. Why, I haven’t had a fax machine for years. That’s why I left the fax number field blank on the purchase contract. Well, yes, it’s blank since I don’t have a number to put in the field because I don’t have a fax machine. Of course. That makes perfect sense that you’d like me to put N/A in the fax number field. However, since the fax number field is a numeric field that might be difficult. No, please don’t fax me an example of how you’d like to see it.”
If you have more glamorous conversations in your line of work, I’d like to hear them. And even when you’re paying cash for your Mission Viejo home, I’m available.
