Choices for Mission Viejo Home Buyers are Key to the Market

Choices for Mission Viejo Home Buyers Make All the DifferenceChoices for Mission Viejo Home Buyers

What’s the inventory like in Mission Viejo today?

What’s the mortgage interest rate for a Mission Viejo home loan today?

Is this a good deal?

These are all really good questions that can help tell you the choices for Mission Viejo home buyers, right?  Not so much, as it turns out.  The best question to ask as regarding choices for Mission Viejo home buyers today is simply – “What are my choices?”  The more choices for  Mission Viejo home buyers, the better.

Here’s how the number of choices for an Mission Viejo home buyer improves your position in today’s market:

“What’s the inventory like in Mission Viejo today?”

The total inventory of homes for sale in Orange County, the state of California, or the nation as a whole, has very little bearing on the number of homes you have to choose from at the time you become qualified and motivated to buy a home.

The number of homes for sale in your target location, in your price range, and that meet your minimum list of “must have” items is really the only part of the market you care about.  Fewer homes in your price range equates to fewer choices.  More homes equates to more choices. With complete transparency regarding the available homes for sale, by virtue of countless websites providing up-to-the-second data, it is easier than ever for buyers to evaluate their choices for a suitable home.

“What’s the interest rate for a Mission Viejo home loan today?”

Today’s interest rate also has very little bearing on your own specific Mission Viejo home financing options.  At this particular junction in history, interest rates fluctuate between 40, 30, and 20 year lows and are expected to stay low for several more months, if not longer.

Your financing choices will depend on your income, assets, liabilities, and FICO score.  With a higher income, more significant savings, smaller financial liabilities and a higher FICO score there will be more financing choices for you (check out the Mortgage Calculator on the bottom of my home page).  You may choose a low down payment option, which usually means a higher interest rate, in order to use your available cash for home improvements to be made after you’ve purchased a home.  You may choose to scrape together all the cash you can for a large down payment in order to qualify for the lowest interest rate possible.  It’s your choice.

“Is this a good deal on a house in Mission Viejo today?”

You are the only one who can determine if you got a good deal.  Did you have the patience and stamina to go through five rounds of counter offers to shave $1,000 off of the price to get the deal you wanted?  Did you get the seller to throw in the patio furniture and the refrigerator to get the deal you wanted?  Did you look at over 50 houses to find the exact floor plan you wanted and then get your offer accepted without going over your budget?  Did you find the most run-down, worn out, and out of style house and pay much less than what well taken care of homes in the neighborhood are going for?

So, what are your choices as a home buyer in Mission Viejo today? That’s really all that matters.
